The format of the MiHome Buyer Survey report is consistent with the guidance note requirements for a Survey Level 2 as defined by RICS Surveys of Residential Property 3rd edition May 2016.

The advice you receive from one of our comprehensive MiHome Buyer surveys may save you thousands of pounds and may even help you renegotiate the purchase price to take account of any essential repairs. Alternatively, if there are serious problems, the results of the survey report may help you decide whether or not to proceed with the purchase.
Which? and the Council of Mortgage Lenders both recommend home buyers commission an independent survey. Although your lender may require you to pay for a valuation report, that will only answer the lender’s questions about the appropriate security for your loan. You cannot rely on it to provide a detailed report on the condition of the property.
Which? found that for those people who did not get a survey, on average one in four had to spend over £2,500 to put right serious defects which would have been identified in a home buyer building survey report. For one in ten people it was over £10,000. By contrast, those that did get a proper survey were able to negotiate a reduction in the asking price of the property that averaged £2,000.
Our MiHome Buyer survey gives you a clear, concise and jargon free report on the structural condition of a domestic property, and tells you whether there are potential problems you should investigate further.
Structural issues, subsidence, damp, rot, woodworm, walls, roofs, electrics, heating and drains are all covered by our comprehensive survey.
Normally it takes no more than a week from receiving your instructions to delivering your individually tailored report to your inbox. It’ll be 30–40 pages long, divided into clear sections and summaries, including photographs to supplement any important findings.
The report also contains other essential information, including highlighting any health and safety risks and environmental concerns, and providing the building is not of a non-traditional construction or listed, it gives a building reinstatement cost figure, which can be used for insuring your property in the event of maximum loss. It is based on building and other related costs but does not include the value of the land the home is built on. It is not a valuation of the property.
